With its most notable feature Brushy Creek and the undulating 18-hole golf course of The Golf Club at Avery Ranch along its banks and those of Brushy Creek Lake, Avery Ranch sits between Brushy Creek on the north and a few blocks south of Avery Ranch Blvd. on the south.  The east is bounded by Palmbrook Drive and the west by Hwy. 183A Toll Road.

To get to Avery Ranch is convenient.  RM 620 and Texas Hwy. 45 Toll are 1.5 miles south on Parmer Lane.  Once to RM 620, it is 2.1 miles west to Hwy. 183 and 6.25 miles east to I-35 via Texas 45 Toll and 7.5 staying on RM 620.  Parmer Lane itself cuts through Avery Ranch, running north and south.  Parmer Lane north three miles leads to FM 1431.

Avery Ranch Golf Club

Avery Ranch Golf Club is the jewel of Avery Ranch.  It is a public golf course on 226 acres of lush 419 Bermuda Grass fairways and Tif Eagle greens and an 18-hole championship course designed by former Jack Nicklaus designer, Andy Raugust.  He accentuates the vistas from the hilltops out over the creek and lake while punctuating the course with more than 60 sand traps and water features.  It is simply gorgeous.  When it was under construction, I wondered how such rugged land could end up looking decent.  It looks more than decent; it is fabulous.

Avid Golfer Magazine said it was Austin’s best overall course in 2004 and 2005, going to say it has the best course conditions, best clubhouse, best dining area, and best innovative design.  The Back Nine is the most challenging and varying with three par 3′s, three par 4′s, and three par 5′s.  The 18th runs along 60-acre Lake Avery.  Golf Digest gives Avery Ranch Golf Club 4 1/2 stars and rates it among its “Best Places to Play.”

Avery Ranch Golf Club is public.  So you can play anytime you get a tee time.  Depending on day and time, prices range from $42 to $59 per round.  If you know you will be playing a lot, memberships would be the better way to play.  Gold gives you 365-day access, 20% off shop apparel, guest and cart discounts, and 10-day advance reservations.  Weekday and Senior memberships allow for play weekdays and after twilight weekends, plus the same privileges of the Gold.

You can book your fundraiser golf tournament at Avery Ranch Golf Club, as the Salvation Army, Children’s Advocacy Center and YMCA do.  For rates, to book and tournaments already booked, call (512) 248-2442, ext. 4.  When you hold your fundraiser tournament here, you can impress your guests with free gift packages that can include balls, yardage guides, coolers, pouches for valuables, hats, shirts and other items.

The pro shop carries the name brands you expect, including Ahead Headwear, Nike, Sun Mountain, Adidas, Titleist, Ping, Pukka, Oxford and Callaway.  Visit the shop before or after your round.  There are two putting greens for practice, a chipping green and driving range.

Avery Ranch Golf Club Banquet|Conference Center

Moderately high and overlooking Avery Lake is The Sunset Bar & Grill and its Cordon Bleu-trained chefs and wait staff.  Here you will find a fully-stocked bar and ice cold beer on tap.  Try some appetizers or the feature of the day, a salad or juicy hamburger.  Dine here or take out.  You can arrange to have your party dine here or The Sunset Bar & Grill can cater your group at your location.  I does a great job with corporate events and weddings and receptions.

Speaking of weddings, a new feature has been added to the Avery Ranch Golf Club and it’s the Lakeside Wedding Garden.  I can vouch for the majesty of the live oak trees here and the beautiful backdrop for wedding party photos.  With Lake Avery right there, the setting is idyllic.  Food and service are impeccable.  I have had the privilege of enjoying it on a number of occasions — business and pleasure.

Employers Near Avery Ranch

Avery Ranch’s location makes commutes north, south, east or west a breeze, for it’s centrally located in an area with many large-scale employers.  Just a couple miles southwest on Lakeline Blvd. is the nearest Cap Metro park & ride location.  Park your car and hop the train to downtown Austin and points in between.

Major employers reachable with a short or average commute, alphabetically, are: 3M, Abbott Labs, Austin Diagnostic Medical Center, Dell, Cypress Semiconductor, Farmers Insurance, IBM, InterMedics, Freescale, National Instruments, Rolm Corp., Round Rock Medical Center and Hospital, Schlumberger, State Farm Insurance, Sysco Food Services, Tandem Computers, TECO Westinghouse, Telllabs, Texas Instruments, and TimeWarner Communications.

Avery Ranch Natural Features

Avery Ranch has some inspiring landscapes, from creek and lake to tall cliffs and scenic views.  Developers and home builders are to be commended for their preservation of natural green space, found along Brushy Creek, the golf course, hike and bike trails, and neighborhood parks throughout this 1,800-acre community.  They will have built nine ponds by the time the neighborhood is finished, with eight miles of hike and bike trails linking the neighborhoods together.  These will be natural ponds with natural wetlands features such as grasses, reeds and lilies.

When completed, the Brushy Creek Regional Hike & Bike Trail will be interconnected among other trails covering 180 total acres.  Some of the trails will lead to park facilities and all will be accessible by trail; no car needed.

Avery Ranch Amenities

Avery Ranch has five recreation areas so far, encompassing 17 acres.  The main one, called The Main Amenity Center or MAC, is on Avery Ranch Blvd. at the entrance to the Morningside neighborhood.  It has three pools, including kiddie pool with beach-type access and an awning to shade little swimmers and their parents.  It also has five tennis courts, fenced and lock-secured, along with a basketball court, amphitheater, volleyball court and playscape.

Also with a large, regular pool and kiddie pool is Waters Edge on Billingham Trail.  Granite Shoals is on the west side of Parmer Lane at Staked Plains Drive and Staked Plains Loop.  It features large, regular pool and kiddie pool with beach entry and water feature.  The Glenfield Amenity Center at Nearabout Road does not allow poolside alcoholic beverages, as do the others.  Here you will find a half basketball court.

Avery Ranch Schools | Education

Avery Ranch stretches quite a ways from east to west, such that it falls into two distinctly different school districts — Leander Independent School Distric (LISD) and Round Rock Independent School District (RRISD).  There are more than 1,000 homes in the LISD portion of Avery Ranch and 705 in the RRISD portion.  Two new elementary schools have been proposed for Avery Ranch — one in LISD and one in RRISD.

Schools Avery Ranch resident children attend in LISD are: Rutledge Elementary, Henry Middle, and Vista Ridge High School.  The RRISD schools are: Sommer Elementary, Cedar Valley, and McNeil High School.  The RRISD neighborhoods are: Avery Ranch East, Parkside East, Brookside, Avery Estates, Avery North, Avery Garden Homes, and Avery Morrison.

Private schools in the area include Rainbow Street and Brushy Creek Montessori — both on Parmer Lane to the north.

Avery Ranch Social Calendar

There is a social committee in Avery Ranch and it is very active throughout the year, providing themes and dates for family and children’s activities for residents.  The next one is Harvest Hayride Oct. 22, 2011, with a costume contest for the kids.

The main events on the yearly calendar are: Mardi Gras Party, which is an adults-only party; Spring Picnic and Easter Egg Hunt and photo opps.; New Resident Meet & Greet with HOA board members and FAQ; Garden Tour of some homeowners’ backyards; Golf Tournament & Independence Day Festivites with golf during the day and fireworks at night; Garage sales semi-annually; the Harvest Hayride in late October; and Movies in the Park on family nights at the MAC.

There is active home construction by nine builders in Avery Ranch.  They build out an area or neighborhood.  Buyers can choose an area to build in or choose a builder.  Current builders are Drees Homes, D.R. Horton, Gehan, Meritage, Morrison, Partners in Building, Pulte, Ryland, and Wilshire.

They build on greenbelt, golf course, lakeside, and gated lots.  Homes tend to range in size from just over 1,000 square feet up to 5,000 square feet.  Prices range from mid 100′s to $800,000.  Sometimes resale homes come up for sale.  The market is strong here, so they tend not to be for sale long.

From the 705 homes situated in RRISD, 58 sold the past 12 months through the Austin Central Texas Realty Information Services’ MLS.  They ranged in size from 1,828 to 4,482 square feet and in price from $203,500 to $564,000.  They were on the market for as little as a day to 173 days, with an average of 58.

From the pool of more than 1,000 homes situated in LISD, 106 sold the past 12 months through the Austin Board of Realtors MLS.  They ranged in size from 1,416 to 4,461 square feet and in price from $144,180 to $562,516.  They were on the market for a little as 0 days to as many as 319, with an average of 66.
