Pearson Place at Avery Ranch, more commonly known at Pearson Place, is just underway and soon will be ready for construction of model homes by the new homebuilders. Curb cuts have been made and the streets are being roughed in now. It is a 195.5-acre parcel of land that will see 392 single family homes and an undetermined number of multi-family units such as townhomes, apartments and condos on approximately 60 acres.

Pearson Place Location
Pearson Place is in the heart of Avery Ranch in far north Austin. But it will not be a part of Avery Ranch, instead standing on its own with its own HOA and set of amenities. It is east of Parmer Lane about a mile on Avery Ranch Blvd. The new toll road, Hwy. 183A Toll, is three miles to the west, Hwy. 183 is another eighth of a mile, and Texas Hwy. 45 Toll is down Parmer Lane a mile and a half. This makes Pearson Place easily accessible to major employers, shopping, dining, schools and recreational opportunities. It will have a “back door” soon due to plans for the extension of Neenah Ave. into Pearson Place. West of Parmer Lane, Neenah Ave. is Lakeline Blvd.
Pearson Place History
Pearson Place derives its name from the Pearson Family. You can still see some of its homeplace buildings along the westbound frontage road for RM 620 just east of Parmer Lane. The land has been in the family the past 70 years and was used for grazing sheep and goats as well as some cattle. Waterstone Development and CEO Robert D. Wunsch, co-developer of Avery Ranch itself (Austin’s top selling community from 2001 to 2006), Walsh Ranch, La Frontera and Avery Centre in Round Rock and Somerset Hills and Three Forks Ranch in Georgetown will be developing Pearson Place in similar fashion.
Pearson Place Homebuilders
Waterstone Development has interviewed builders and selected three: Pulte Homes, Grand Haven Homes and Streetman Homes. They will build homes on a variety of varying width lots and are projecting pricing between $265,000 and $450,000. Sizes will range from 2,100 to 3,400 square feet. Two of them are taking applications for first site selections once they are unveiled. There will be four phases. Phase One could open sometime around mid-2012 and be comprised of 120-some homes.
Pearson Place Schools
One of the most important determinants homebuyers often face is what school district to purchase their new home in. Pearson Place homeowners will be sending their school children to schools in the Round Rock Independent School District (RRISD). Patsy Summer Elementary is an exemplary-rated school and will be the designated elementary. Cedar Valley Middle School and McNeil High School, one of the nation’s Top 100 according to Forbes Magazine annual rankings, are the other two. RRISD has plans to open three more new schools in the Avery Ranch area by 2021, if the area continues to grow at a brisk pace and a bond election to build them passes. Next door to Pearson Place is Holy Family Catholic School. Soon it will develop its own expansion on 50 acres in order to accommodate student levels through high school graduation.
There are also many other preschools and private daycare, kindergarten, elementary, high school and secondary education possibilities and alternatives in the area.
Pearson Place Shopping and Dining
More and more shopping and dining is popping up in the immediate area. The intersections of Parmer Lane and Avery Ranch Blvd., Parmer Lane and FM 1431, Parmer Lane and Neenah Ave. | Lakeline Blvd., 1890 Ranch Shopping Center at FM 1431 and Hwy. 183A Toll, FM 1431 and Hwy. 183, Lakeline Mall, have the most. Outdoor Recreation In and Near Pearson Place
Within Pearson Place will be an impressive amenity center. It will have swimming pool, tennis courts, basketball courts, parks, hike and bike trails and more yet to be determined. Often the developer will add a picnic area with grills, tables, benches and a pavilion later, so they may arrive at a later date.
The famed Golf Club at Avery Ranch is just across Avery Ranch Blvd. and is a public course. It has a pro shop, restaurant, party rooms for large groups, catering, wedding ceremony layout and more. It’s an impressive place. Golf is also nearby in Leander and Round Rock at Crystal Falls and Teravista respectively. Hikers, walkers, joggers and bikers will appreciate the immensity of the Brushy Creek trail system — miles and miles of trails from the west side of Parmer Lane along Brushy Creek Road and Brushy Creek itself into Round Rock a few miles east. Along the way, there are four parks with splash park, picnic areas and pavilions, soccer field, baseball field, softball field, swimming pool, kayaking, fishing, skateboard park, concession stand and more. Some of the ball fields are lighted for night play, as is the new skateboard park. It is anticipated that some of the Avery Ranch amenities will be made available to Pearson Place residents, but exactly which ones and at what price has not been announced.
