Location of Bellamy

Bellamy is south of FM 1431 and Parmer Lane, along the south side of Colonial Pkwy. just a block west from Parmer Lane.  You arrive at the actual street called Kobuk, which is a short cul-de-sac with a gated entry.  To get here from I-35, travel west on FM 1431 about 5.5 miles to Parmer Lane.  Go left/south on Parmer to the first stop light, which is at Colonial Pkwy.  Turn right/west onto Colonial Pkwy. and proceed one block to Kobuk on the left/south.  It is about 3.5 miles east of Hwy. 183/FM 1431 or 2 from Hwy. 183A Toll.

Bellamy Lifestyle and Design

Bellamy is small, with 32 Country French design garden homes tucked into six and a half acres of prime location real estate.  There are five floor plans to choose from, each with a master on the ground floor.  Three are 1-stories and two are 2-story plans.  Each has 3 bedrooms, 2 baths and a 2-car garage with sizes ranging from 1,360 to 2,2423 square feet.  Pricing starts in the low $200′s.  They are very open with the popular high ceilings.  Exterior facades combine stone and masonry with hardi-plank wood trimming and covered patios.

Entry is secured by gate access and guest video entry options.  Once inside, you will find a French old-world theme and feel, with old-style street lamps and signs, cobblestone loop street, and wrought iron fences and masonry walls.  Maintenance is included with the $200 monthly HOA fee.  –Everything from exteriors of the buildings, the lawns, roofs, and all common areas.  The HOA fee also includes street maintenance (they are private, not public), sprinkler system and watering, street lamps, security gate, and insurance.  Residents pay for their own water but at bulk Bellamy HOA rates.

Bellamy lies within the Leander Independent School District (LISD).  Don’t be confused by the fact that all Cedar Park schools are in this district, for it has no school district of its own.  Children living in Bellamy attend Reagan Elementary, Henry Middle, and Vista Ridge High Schools.  Each is very close and just down Vista Ridge Pkwy. to the west.  Reagan is a very short distance west of Vista Ridge High School and its Gupton Stadium on East Park Street.

Bellamy Real Estate

A resale market has not materialized for Bellamy yet.  There has been only one sale via the Austin Board of Realtors MLS, and it occurred in October 2011.  It was listed for $264,000 and was on the market for 124 days.  The property tax rate for Bellamy is 2.44637%.
