Caballo Ranch is a great new community, nestled in the “foothills” of Cedar Park’s Texas Hill Country. As such, it’s got the signature rolling terrain with high points, water in the way of two creeks, and lots of live oak trees. Caballo Ranch has to be one of Cedar Park’s more pristine and peaceful neighborhoods. And right now, there is not much around it. That will likely change someday, but could be from one to 20 years away. (Note: Caballo is a Spanish word pronounced Kah-bye-yo).

Caballo Ranch Location
Caballo Ranch is a mile north of FM 1431 | Whitestone Blvd. on Ronald Reagan Blvd. | Parmer Lane | FM 734 in Cedar Park. The southern boundary is Williamson County Road 272. Block House Creek and Brushy Creek run through it. Hwy. 183A Toll is less than a mile and a half west as the crow flies, or just over three via road. I-35 to the east in Round Rock is 5.75 miles. Entry into the neighborhood is via Caballo Ranch Road — directly across Ronald Reagan Blvd. from County Road 180. Near the 1890 Ranch is the new Cedar Park Medical Center, a complete full-service hospital and medical clinic.
Caballo Ranch Amenities
Caballo Ranch has wonderful natural features like creeks, views and trees. It also has terrific man-made amenities. The amenity center just opened last month (October, 2011) and features swimming pool, splash pad, covered pavilion, bathhouse, park, creekside hiking trail, and play area. Outside Caballo Ranch and within a five-minute drive are golf at Avery Ranch, Williamson County Regional Park with soccer, softball and football fields, 400-meter track, tennis and basketball courts, and hike & bike trail.
Caballo Ranch Homes
Homes in Caballo Ranch were originally built by Buffington Homes. They are very nicely appointed with nice features many builders charge extra to get. Such features are: stainless steel appliances, brushed nickel fixtures, granite countertops, three-car garages on most plans, covered patios, and kitchens with islands. They sold between $210,000 and $350,000 and are between 2,000 and 3,700 square feet. Jimmy Jacobs has taken over the Buffington Homes homesites and is building one and two-story plans on 60 and 70-foot lots. There are some with greenbelt and creekside views. Scott Felder Homes has similar plans and lot locations on 60-foot lots. Homes in Caballo Ranch have a relatively low taxation mil levy rate of 2.44%.
Caballo Ranch and Dining & Shopping
Caballo Ranch’s one mile distance from FM 1431 makes home improvement and grocery shopping a snap. HEB and The Home Depot are there, along with a credit union and bank, Wendy’s, Sonic Drive-In, Goodwill, Whataburger, dry cleaners, dentist and a couple dozen other stores there and in Shoppes at Silverado. Further west on FM 1431 lies 1890 Ranch and the many stores and eateries there, some of which include:

Another mile west of 1890 Ranch is The Railyard with many more shops and restaurants in several buildings. Across from The Railyard on the south side of FM 1431 are still more. Another quarter mile west is Hwy. 183 and many businesses at that intersection, proceeding west on FM 1431 or turning north or south onto Hwy. 183. Going east to I-35, you will find the Round Rock Premium Outlets mall and University Oaks Shopping Center with IKEA as the anchor store. Going south into Austin, more shopping and dining is easily accessed via Parmer Lane, I-35 and Hwy. 183.
Caballo Ranch Schools
Caballo Ranch lies within the Leander Independent School District (LISD). LISD offers highly-rated schools, based on the old TAKS tests and the new STAAR tests. Caballo Ranch children attend the new Parkside Elementary School, the Wiley Middle School and Rouse High School. Boundaries are subject to change, so see the current LISD boundary map before making any home purchase decisions …or call me. There are preschools in Cedar Park and Austin, along with K-12 private schools. An Austin Community College campus is in south central Cedar Park.
Caballo Ranch Real Estate
Caballo Ranch real estate resale market is not very established at this point in time. The last 12 months saw just three sales through the Austin Central Texas Realty Information Services’ MLS. The highest priced went for $299,900 and the lowest for $268,980. The average was $288,866. They had from three to four bedrooms with an average of three. Sizes ranged from 2,030 to 2,828 with an average of 2,562 square feet. They stayed on the market from 102 to 188 days with an average of 145 days.
