Carriage Hills, The Trails at Carriage Hills, The Crossing at Carriage Hills are all located together to make up Carriage Hills — one of Cedar Park’s largest subdivisions.  It spans a large area and is still being developed after having started in the mid 80′s.

Carriage Hills is on the north side of FM 1431 between Bagdad Road on the east and New Hope Road on the north and west.  Between these boundaries lies roughly 6 square miles of housing and retail.  Some businesses and homes were just completed this year, so it is still a vibrant and renewing area.

Carriage Hills Schools

It is so large of an area that two elementary schools lie within its bounds: Mason and Giddens.  Running Brushy is the middle school and Leander High School is the hgih school — all part of the fast-growing Leander Independent School District (LISD).  The Cedar Park campus of Austin Community College is south on Lakeline Blvd. to Cypress Creek Road — about 2.5 miles.  A private pre-school on Lakeline Blvd. just a couple blocks north of FM 1431 is Kids R Kids.

Retail Near Carriage Hills

Cedar Park and Leander each have shopping and dining areas very close to Carriage Hills.  In Leander, the largest is Gateway, located only a few miles north at Crystal Falls Pkwy. and Hwy. 183.  In Cedar Park, 2.5 miles south is Cypress Creek Road | Lakeline Blvd., a mile east is Hwy. 183 | FM 1431 and on east are the Railyard and 1890 Ranch at Hwy. 183A.

Once on Lakeline Blvd., FM 1431, Hwy. 183, 183A or RM 620, it’s a short drive to the offering in Round Rock and Austin as well.  For something a little less standard, you could go west on FM 1431 to Jonestown or Lago Vista.  Neither has much in the way of shopping or dining, but what there is definitely has that Texas Hill Country flare.

Outdoor Fun in Carriage Hills

Carriage Hills boasts 9 parks for its residents and/or the public.  Three have swimming pools.  Some have basketball and most have playgrounds and picnic facilities.  The parks are Carriage Hills #s 1, 2, 3, 5, Treeline Park, Dayna Lawson Park, Bagdad Park, Timberwood Park, and New Hope Park.  Just outside the boundary of Carriage Hills lies the brand new Veteran’s Park with its large swimming pool, tennis court, picnic pavilion, veterans memorial, and dog park.

Homes in Carriage Hills are generally affordable, ranging from $50 to $85 per square foot for houses 1,000 to 3,700 square feet in size.   The square foot rates make for some of the best values in Cedar Park.  Investors often can find compelling deals in Carriage Hills.
