Forest Oaks is a sizable Cedar Park subdivision that began in the early 1990′s.  We almost bought our first house here in 1996, but ended up buying elsewhere in Cedar Park.  It’s a great place with really great amenities we don’t enjoy where we live.  First and foremost among them is a pool.  But wait.  There are two in Forest Oaks and doesn’t that feel good in the summertime.

Forest Oaks Location

Forest Oaks is nicely situated next to some major roads in Cedar Park, abutting Hwy. 183A Toll Road on the west, Brushy Creek Road on the south, up to and a bit beyond Park Street on the north, and nearly to Arrowpoint Drive on the east.  The City of Cedar Park considers the first three roadways major or minor arterials, so commuting in any direction is quick and easy.

Forest Oaks Amenities

Forest Oaks’ location blesses it with proximity to nearby natural areas as well as some nice man-made ones.  Within the neighborhood are two large swimming pools, two kiddie pools and parks with picnic pavilion.  One park is located at Brushy Creek Road and Lynnwood Trail while the other is north on Lynnwood Trail at Park Street.  For the most part, each is open daily May through October.  Key cards are required for secure entry.  Tennis and playscapes are also onsite at each park.  A neighborhood clubhouse, available for personal rent, is where Forest Oaks board and committee meetings are held.  It has a kitchen, refrigerator, restrooms, and tables with a seating capacity of 48.

Greenbelt Trail meanders through Forest Oaks along a greenbelt 2.5 miles in length.  It provides a mode for exercise within the neighborhood and is a respite from the hustle and bustle of the city around it.

Fun Outside Forest Oaks

There are other trails outside Forest Oaks that are very close.  One is the Brushy Creek Trail, built and maintained by the City of Cedar Park and the City of Round Rock further east.  The Cedar Park portion is six miles long and passes by several parks: Brushy Creek Greenbelt, Brushy Creek Recreation Area, Brushy Creek Lake Park, and Champion Park.  Also along the path are a soccer field, baseball field, water stations, splash park, and more.

Forest Oaks Homebuilders

Two homebuilders are actively building homes on available lots in Forest Oaks.  They are Buffington Homes and Grand Haven Homes.  Previously, some were also built by Newmark, Kimball Hill, and Meritage.  They have all done a very commendable job of preserving trees and the natural beauty of the up and down, rolling topography of Forest Oaks.

Forest Oaks Schools

Forest Oaks lies within the Leander Independent School District and sends her children to Cox Elementary School inside the neighborhood, nearby Henry Middle School and Vista Ridge High School.

Austin Community College has its Cedar Park campus on Cypress Creek Road, an extenuation of Brushy Creek Road to the west.  It is 3.5 miles from Forest Oaks.  Near ACC is Summit Christian Academy, a private school with pre-K through 12th grades.

Forest Oaks HOA, Governance

Forest Oaks has an active and organized HOA.  It helps to preserve the integrity and quality of the neighborhood.  It has a couple committees: Architectural Change Control Committee and Deeds of Covenants and Conditions Restrictions Review Committee.  Other committees within Forest Oaks are: Amenity Center/Pool Committee, Community Action Committee, Neighborhood Watch and Maintenance Committee, Publicity Committee, and Recreation and Social Committee.  Volunteers run the committees and are always needed.

Forest Oaks Real Estate

Over the past 12 months 66 homes have been sold through the Austin Central Texas Realty Information Service’s MLS.  The largest home was 4,163 square feet and the smallest was 1,357.  Sold prices ranged from a low of $133,000 to a high of $361,950 with an average of $218,887.  The number of days it took to sell the 66 homes ranged from a low of 3 to a high of 320 with an average of 75, which is also very close to the MLS average.
