Gann Ranch consists of three contiguous small neighborhoods making up the larger single neighborhood called Gann Ranch. It is still developing, having started in 1986 with Wilshire Hmes and American Premiere. Today Eaglewood joins American Premiere in The Arbors as current builders. The Arbors will be built out on 280 lots. Gann Ranch in its entirety currently has 460 homes.

Gann Ranch Location
Gann Ranch is tucked just inside the Travis County | Williamson County line in northwest Cedar Park. It is bounded on the west by the county line and Travis County along Zoa Drive, the south by New Hope Drive, the east by E. Gann Hill Drive, and the north by Cougar Country Drive. There is a greenbelt (undeveloped area) behind the homes along the west side of Zoa Drive. Cougar Country Drive comes into Gann Ranch from Lakeline Blvd. at Running Brushy Middle School. The other access is via W. New Hope Drive coming off of FM 1431.
Gann Ranch Amenities
Gann Ranch Park is the cornerstone amenity center for Gann Ranch and features nice size pool and cabana, park playground, BBQ grills, picnic and pavilion, parking, playscape, and hike & bike trail. It encompasses eight acres and is on Cougar Country Drive to the left as you drive in from Lakeline Blvd.
Right next door to Gann Ranch on the south is the brand new 47-acre City of Cedar Park Veterans Memorial Park. It has a large dog park and pond, municipal swimming pool, tennis court, picnic area and pavilion, restrooms, …and the spectacular namesake veterans memorial at the top of the hill. It was great to see the park built. It came together quite fast with the help of the City of Cedar Park and private donations. Donations are still needed to finish some areas.
Access to the Veterans Memorial Park is via New Hope Road — either from Hwy. 183 to the east or New Hope Road from FM 1431 to the south. FM 1431 was straightened and widened at New Hope Road by TXDot and has a traffic control light.
Gann Ranch Schools
Situated within the Leander Independent School District (LISD), Gann Ranch school-age children attend schools very nearby. In Gann Ranch itself is Knowles Elementary. Just a few blocks east at the corner of Cougar Country Drive and Lakeline Blvd. is Running Brushy Middle School. And 3/4 mile east northeast of there is Leander High School. So one school across the street, one down the street and one 3/4 mile away.
Gann Ranch HOA and Governance
Gann Ranch has an active HOA, which is administered by residents who volunteer. The annual fee for common area maintenance is $180 per year. Sellers will pay transfer fees, a resale certificate fee, and copy fee totaling $250 upon closing.
Gann Ranch Shopping, Dining and Employers
As Cedar Park has grown outward and inwardly, so have the opportunities to shop and eat in town. Nearest Gann Ranch are the shopping and dining areas along FM 1431 at Hwy. 183, the Railyard, Town Center area, 1890 Ranch, and Parmer Lane. Down Lakeline Blvd. to Cypress Creek Road is another hot spot. And just beyond that a mile are Lakeline Mall and Lakeline Plaza.
The largest employers in Cedar Park with 100-350 employees are: MD/TOTCO, the Cedar Park Regional Medical Center, Baker Drywall, ETS Lindgren, CoreSlab Structures, BMC Millwork, and BMC West. None are a long drive away.
Austin has many more employers and is about a 30-minute drive to downtown by car or by Cap Metro train more convenient. The Cap Metro park and ride stations in Leander and on Lakeline Blvd. east of Hwy. 183 near Lakeline Mall. Austin’s largest employers with 5,000+ employees are: State of Texas, Dell, Univ. of Texas, City of Austin, Austin Independent School District (AISD), Seton Healthcare, IBM, Round Rock Independent School District (RRISD), and Freescale.
Gann Ranch Real Estate
In the past 12 months, 39 homes have sold through the Austin Central Texas Realty Information Service’s MLS. They ranged in size from 1,305 up to 3,425 square feet and averaged 2,271. They sold between $81,000 and $230,000 with an average of $172,649. They were on the market an average of 57 days, which is considered few by MLS standards. They took as many as 235 days to sell and as little as one.
