Paradiso Villas is a small Tuscan-style stand alone condominium community in the northeast part of Cedar Park. It broke ground in 2007 with Newmark Homes. At that time, Newmark was giving buyers a choice between 3 and 4-bedroom floorplans. Newmark sold its interest to MileStone Community Builders in 2010 and today MileStone offers 2, 3 and 4-bedroom plans starting in the $160′s. They are still stand alone style, meaning they do not share walls with any other condo. Features concentrate on the popular Tuscan theme with arched doorways, stainless steel appliances, granite counter tops, and brushed nickel light fixtures. Flooring can be either hard tile, hard wood or a combination of the two.

Paradiso Villas Location
Paradiso Villas is at 11400 West Parmer Lane, which puts it just north of Brushy Creek Road on the east side of Parmer. Just north of Paradiso Villas is The Ranch at Brushy Creek, a large multi-builder home community at a higher price point. Parmer Lane is the west boundary of Paradiso Villas, Brushy Creek Road is on the south, and north and east sides are bounded by green space called Silverado Springs Park. Some of the Paradiso Villas condo units look out to this greenbelt area. The community can also be accessed from Brushy Creek Road just a couple blocks east of Parmer Lane.
Paradiso Villas Amenities
The amenity center of Paradiso Villas is where you would spend more of your time than residents of most other neighborhoods. The reason is simple: there is absolutely no landscaping or lawn maintenance here. The HOA fees cover all that, so all you need to do is enjoy. The amenity center has a nice pool and cabana, and club house. There is a jogging trail that runs along the property lines and also leads to the greenbelt.
Just beyond the bounds of Paradiso Villas are many, many other recreational areas. The most notable and largest is Brushy Creek Park and the long walking, jogging, hiking, biking trail that runs through it. The park is under the auspices of Cedar Park and the trail runs on over the east into Round Rock. On the Cedar Park side is Champion Park which the Austin Chronicle labels, “The best place to play in a fountain.” The kids love it. The 90 acres of Brushy Creek Park also have a lighted baseball field, soccer field, skate park and Brushy Creek Lake. The Round Rock side has play areas, tennis court, picnic area, and swimming pool.
Paradiso Villas Schools
Paradiso Villas school-age children attend Leander Independent School District (LISD) schools. The elementary school is Ronald Reagan on East Park Street right next to the new LISD Gupton Stadium. Artie Henry Middle School and Vista Ridge High School are right next to each other on Vista Ridge Pkwy. just a half mile east of Ronald Reagan Elementary. There are also pre-schools in the area and private schools as well, including two on the west side of Parmer Lane across from Paradiso Villas: Rainbow Street and the Brushy Creek Montessori school. The Austin Community College campus in Cedar Park is west on Brushy Creek Road across Hwy. 183, where it is renamed Cypress Creek Road, and a couple miles west just past Lakeline Blvd. In Round Rock, there are the new Texas A&M, Texas State, Austin Community College and Seton Williamson County campuses on University Blvd., which is the east side of I-35 on FM 1431.
Shopping and Dining near Paradiso Villas
With its prime Parmer Lane locale, Paradiso Villas residents can jump in their vehicles and easily drive to the shopping and dining opportunities a mile south at Avery Ranch (with Z-Tejas, McDonald’s, Waterloo Ice House, Tropical Smoothie Cafe, Brooklyn Heights Pizzeria, Quizno’s, and Cafe Yolly), to Parmer and FM 1431 a mile north, or to 1890 Ranch and the Railyard a few miles west on FM 1431. Of course, further south and east on Parmer Lane will lead to RM 620, Mopac, and I-35 and all those places offer. The furthest of these is to I-35; that drive takes about 15 minutes. Other shopping and dining areas nearby include Lakeline Mall, Lakeline Plaza, La Frontera, Round Rock Premium Outlets and University Park, and Lake Creek Festival.
Paradio Villas Proximity to Employers
Cedar Park’s largest employers are a short drive away, and Austin’s largest are an easy commute via Cap Metro’s Metrorail or by car. The Cap Metro park and ride station is south on Parmer Lane a couple miles and west on Lakeline Blvd. one mile. The Metrorail takes passengers to and from various points in Austin, with the Austin Convention Center the furthest point.
Paradiso Villas Real Estate
Paradiso Villas is a small enclave of condominiums. With its small numbers in existence, the turnover rate is also small. In the past 12 months, only 14 units have sold through the Austin Central Texas Realty Information Service’s MLS. They ranged in size from 1,203 to 2,079 square feet with 2, 3 and 4 bedrooms. Prices ranged from $148,000 to $228, 500 with an average of $188,574. Days on the market ranged from 20 to 259 with an average of 114.
