Cimarron Hills is an upscale golf community in the Texas Hill Country.  It is not far from Georgetown …and not that far from Liberty Hill, Leander, Cedar Park, Round Rock and Austin either.  The Hwy. 29 curbside appeal is spectacular.  It’s got a beautiful stone wall along the highway and an entry gate for security.  The golf course is a Jack Nicklaus design  I can vividly recall watching this community grow.  It began in 2002 — the same year I entered real estate.  I attended the Tour of Homes the year it was host and can honestly say that the designs built then still look fresh and creative today.

Cimarron Hills Location

The best way to describe Cimarron Hills’ location is to say it’s five and a half miles west of I-35 on Hwy. 29.  It’s on the right / north side of Hwy. 29.  If you get to Ronald Reagan Blvd., you’ve gone two miles too far.  Cimarron Hills is nicely situated on a nice piece of Texas Hill Country.  Most of the homes are in the southern half of the community and most of the golf course is in the northern half.

There are not many streets in Cimarron Hills.  Homes are on lots ranging in size from nearly a half acre on up to nearly three acres, so the number of homes per acre is small.

Cimarron Hills Described

Cimarron Hills is Texas country living at a high level.  Amenities abound here.  Golf is the #1 sport of choice, but there are other diversions for other tastes.  You can also indulge yourself in the nice pool, a game of tennis or just lounge in the designated lounging area or play areas.  After your activity, you can relax at the spa or grab a bite at the Osage Trace Grill.  The Texas Hill Country afford great views and opportunities to mingle with wildlife.  Trees are dense here and the way the multiple developers have fashioned a unique signature Cimarron Hills look is admirable.  And the 45,000 square foot clubhouse with fitness center and women’s lounge sure helps!  Truly, there is no other place like it!

Cimarron Hills Schools

This is a dicey matter because two districts serve the community.  At the very north end of streets (some of Cimarron Hills Trail West and all of Flintridge Trail, Hillstone Trail, Pitchstone Cove and Ringtail Cove) homes are within the Georgetown Independent School District.  South of those streets the homes are part of the Liberty Hill Independent School District.  Always check current GISD and LHISD boundary maps to make sure schools have not changed one academic school year to the next.  Currently the GISD schools pertaining to Cimarron Hills are Carver Elementary, Tippit Middle and East View High School.  On the LHISD side of the neighborhood, the present schools are Liberty Hill Elementary, Middle and High schools.  There are also private schools in the area, ranging from preschool to secondary education, and higher education campuses in Georgetown, Round Rock, Cedar Park and Austin.

Cimarron Hills Real Estate

Because there are not many houses in Cimarron Hills, there are not many resales.  New construction is still happening, but also at a slow pace.  The resale market has seen only seven sales over the past ten years.  Sold or unsold, homes ranged in price from $713,000 to $1,710,000 with sizes from 2,920 to 7,082 square feet.  They have 3 to 5 bedrooms, 2 to 6 bathrooms, 3 to 4-car garages and are built from 2002 to 2008.
