Parkside at Mayfield Ranch started in the late 00′s in an area that had previously seen no large scale homebuilding.  Three homebuilders are making it a great place to call home.  It’s a great community for outdoors lovers, for it has its own natural features and is right next to Williamson County’s largest park.  It lies within the Parkside MUD, has a new HOA and offers city water, electricity and gas.  (Some neighborhoods don’t have gas.)

Two miles north of FM 1431 on Williamson County Road 175 | Sam Bass Road is where this out-of-the-way community is located.  That puts it four miles from I-35, one and a half miles from Parmer Lane, three and a half miles from Hwy. 183A Toll and four and half miles from Hwy. 183 to the turn onto CR 175.  As you turn off FM 1431 and head north on CR 175, you will pass a portion of Vista Oaks and the Williamson County Regional Park on the right.  CR 175 proceeds NNW two and half more miles until it dead ends into FM 2243, an east-west road linking Leander and Georgetown.  The one and only entrance into Parkside at Mayfield Ranch is from CR 175 on Parkside Pkwy.

The new community center and pool opened the summer of 2011 and serve the growing community.  There are two pools — one large kidney bean-shaped with four lap lanes and one kiddy pool with gradual entry, splash arms and small fountain.  The building, pools and area are inside a nice-looking rock wall and wrought iron fence with secure access.  Inside there is a covered lounging area, benches and the 1,000 square foot community center.  Outside are a bike stand and lovely park.  The park has shaded picnic tables, a good size pond with fountain, sidewalks, slide and playscape, and benches.  It is quite attractive.

Next door is the Williamson County Regional Park on 800 acres.  Here you can choose your passion.  The Quarry Splash Pad is the newest addition and is behind the softball fields.  It is on two acres and is built from existing rock features.  Admission is $1 and gets you three play areas with water cannons, waterfalls and water jets.  Two large pavilions and two birthday pavilions are available for reservation.

Other area amenities include Teravista in north Round Rock, Crystal Falls in Leander and Avery Ranch in far north Austin for golf.  Lake Travis is but a 20-25-minute drive via FM 1431 or RM 620.  Lake Georgetown is 15 to 20 minutes north, Dell Diamond and the Round Rock Express is 25 minutes SE, and Old Settlers Park in Round Rock is about the same.  Parks in Georgetown and the historic Georgetown Square can be reached within 20 to 25 minutes via I-35 or FM 2243.

Parkside at Mayfield Ranch Homebuilders

Three Austin area homebuilders are constructing some nice floorplans in the community.  Standard Pacific offers 11 floorplans from 1,700 to 3,700 square feet.  Pricing starts in the $180′s for 53 x 123 homesites.  It also offers 60 x 123 sites.  Plantation Homes is building larger homes on larger 70 x 120 lots.  Prices are mid $250′s to mid $350′s for homes 2,300 to 3,600 square feet.  Meritage Homes is building on the 70 x 120 lots and also 55 x 120 lots.

This community lies within the Leander Independent School District (LISD).  One of LISD’s newest schools is Parkside Elementary, deriving its name from being inside Parkside at Mayfield Ranch.  It is at the end of Parkside Pkwy.  The next age of students attends Wiley Middle School and 9th and 10th graders attend Rouse High School.  The two schools are together two and a half miles west just past Ronald Reagan Blvd. | Parmer Lane on East Crystal Falls Pkwy.  Eleventh and 12th graders attend Vista Ridge High School.

Because Parkside at Mayfield Ranch is located nicely between Round Rock, Cedar Park, Georgetown and Leander, it’s a similar drive to the shopping and dining in those towns.  Round Rock is the largest of the four and by far has the most to offer in this regard.  The Round Rock Premium Outlet Mall and adjacent University Oaks Shopping Center areas at FM 1431 and I-35 are close.  Among these two, you will find IKEA, JCPenney, Ross Dress for Less, Mimi’s Cafe’, Mighty Fine Burgers, theater, banks, and more.  In Georgetown, the main three areas are the Town Square, Rivery Towne Crossing and Wolf Ranch Town Center, where you will find locally-owned stores and big nationals.  In Cedar Park along FM 1431, the closest areas to Parkside at Mayfield Ranch are FM 1431 and Parmer Lane with an HEB store and The Home Depot as anchors.  At Hwy. 183A Toll is the new 1890 Ranch center with Super Target, theater, Office Max, Academy Sports, Mardel, Hemispheres and Hobby Lobby among others and within a mile west of there are The Railyard and Hwy. 183 shopping and dining with Kung Fu Buffet, Wal*Mart Supercenter, Panda Express, IHOP, post office and another HEB.

Round Rock has the most large employers in this area, though Cedar Park has half a dozen, too.  Austin has the most by far, but there are plenty on the north side of the Colorado River to make your commute shorter.  Some of those include:

The commute into downtown Austin is 22 miles, which takes 30 to 45 minutes, depending on time of day and traffic.  The drive over to I-35 is not much more than five minutes.  The drive to Austin Bergstrom International Airport is 45 minutes or so and maybe less via the Texas Hwy. 45 Toll and Texas Hwy. 130 Toll roads.  There are no destinations within the Austin area that taking the toll road is the only way.  There are always alternate routes.  Another way into Austin is to ride the train.  The nearest Cap Metro metrorail station and park & ride is in Leander on Hwy. 183 near FM 2243.
