Somerset Hills is a large Waterstone Development project that will have nearly 2,300 homes on 1,500 acres. Homes will be on small, medium and large lots — with the larger ones situated to accentuate natural features of the topographical sloping and openness. Around the edges, plans call for an additional 811 townhomes and 620 apartment units. Currently, the land is unincorporated — just outside the city limits of Georgetown.

Somerset Hills Location
Somerset Hills is located north of Lake Georgetown, north of RM 2338 | Williams Drive and south of Hwy. 195. That puts it mostly east of Sun City Texas and north of Sun City Texas’ expansion area. The two communities will share a boundary line along Cowan Creek. Most of Somerset Hills will be east of Williamson County Road 245. When the Ronald Reagan Blvd. extension is completed, it will run through Somerset Hills. Not all of Somerset Hills is connected and within a rectangular-shaped parcel of land. The furthest east portion is not connected to the main portion. Instead, it is mostly south of the Ronald Reagan Blvd. extension, running east along Berry Creek until it butts up against Sun City Texas.
Somerset Hills Appeal
The appeal of Somerset Hills is definitely the natural beauty and land of the land. To further the aesthetics of the community, five man-made lakes will punctuate the site. One will be in the mixed use area, one will be at the entrance at CR 245 and RM 2338, one will be within the single family housing, another will be along Ronald Reagan Blvd. in single family housing, and the last will be next to a proposed YMCA and townhomes. Somerset Hills will have its own swimming pool, volleyball court and playscape, too. Green areas with walking trails will connect the various parts of Somerset Hills and lead to three of the lakes.
Somerset Hills Accessibility
Once completed, Ronald Reagan Blvd. will provide the most mobility throughout Somerset Hills. Additionally, CR 245 | Williams Drive will lead directly into Georgetown and Sun City Blvd. will connect the community to Sun City Texas. I-35 is about five miles to the east, using Hwy. 195 to reach it. Round Rock is 10 miles to the southeast, Liberty Hill is nine miles west, Leander is 11 to the southwest, Cedar Park is 15 to the southwest, and Austin is 27 to the south via I-35. Killeen and Ft. Hood are reached via Hwy. 195 North.
Somerset Hills Schools
Somerset Hills is in the Georgetown Independent School District (GISD). Its resident students would attend Ford Elementary School, Benold Middle School and Georgetown High School. Boundaries can change, so always check the current boundary attendance maps and information.
