Texas Traditions is a small community established in 1999.  It’s got a great location near I-35, Lake Georgetown, the Georgetown Airport, Georgetown Square and county offices, and of course the capital and recreational playground and Texas capital, Austin.  This is an adult community, whereby persons must be 55+ to buy.  Homes are 2 or 3-bedroom 2-bath homes on one story.

Getting to Texas Traditions is simple.  It’s only a couple miles west of I-35 off Williams Drive | RR 2338.  But Williams Drive doesn’t lead straight into Texas Traditions, so you must turn left / south onto Bootys Road and travel a couple more miles to Texas Trail on the right.  Coming from I-35 and Hwy. 29 | West University Ave., go west one mile to D B Woods Road, turning right / north to Bootys Road.  Take another right there and proceed a quarter mile to Texas Trail on the left.

Shopping and dining are not far away.  They begin as close as a mile and a half at The Rivery.  A couple miles away in Wolf Ranch.  On the north side of Round Rock are the Round Rock Premium Outlet stores and University Oaks with IKEA.

Texas Traditions Builders and Home Types

There has been four builders in Texas Traditions, originating from 1999, when Jimmy Jacobs started the community.  Since then, three others have built homes here: Destiny Builders, Hillbrook Homes and John Kyser Custom Homes.  They range in size from 1,435 to 2,295 square feet and have 2 or 3 bedrooms and 2 full bathrooms — all in one story.  Over the previous 12 months, there have been nine home sales through the Austin Board of Realtors’ and Austin Central Texas Information Services’ MLS system in Texas Traditions and Area GW (Georgetown West).  The fastest came after just a week on the market, while the longest took 289 days to sell.  The highest price paid was $221,500 and the lowest was $150,000.  MLS information 7/8/2011 to 7/8/2012.

Schoolchildren in Texas Traditions are part of Georgetown Independent School District (GISD).  Elementary students attend Village Elementary, middle schoolers go to Forbes and high schoolers attend Georgetown High.  GISD has a Recognized rating for the 2011-12 school year by the Texas Education Association (TEA) and the schools have Recognized, Academically Acceptable and Academically Acceptable ratings, respectively.  Before buying a property with school boundary considerations, always consult the latest GISD zoning maps.  Higher education is just across I-35 at Southwestern University.  Others in the area include: University of Texas, Texas A&M, Texas State, Austin Community College, Concordia, Huston-Tillotson, and St. Edwards.
