Lakeway is located on the south shore along one of the best stretches of Lake Travis. Its origins are retireds and golf, but today it’s more progressive and faster growing across a wider socio demographic. The first business in Lakeway opened in the summer of ’63 and was known until recently as the Lakeway Inn. It had a mere 48 rooms. Today it has 168 rooms and is known as the Lakeway Resort and Spa.
Homes For Sale in Lakeway
Lakeway is a half-hour drive to downtown Austin 19 miles west and can be driven via RM 620 to RM 2222 to Mopac — or RM 620 to Hwy. 71 to Hwy. 290 or Southwest Parkway. It is right on the main body of beautiful Lake Travis, annually voted cleanest lake in Texas. Lake Travis is the jewel of the Highland Lakes and is 46 miles long, stretching from Mansfield Dam on the south end and nearly to Marble Falls on the north. It is great for water recreation, water sports, swimming and picnicking at LCRA and county parks, fishing, and just gazing upon from sunrise to sunset.
Golf is big in Lakeway. So are tennis, boating and water sports. In The Hills neighborhood, you will be able to play tennis to your heart’s content at the Lakeway World of Tennis Center. And adjacent to it is a wonderful swim center and playground, as well as the new Lakeway Skate Park.

Lakeway also offers the best of Lake Travis and is most subject to lake levels and the water clarity of the lake. A coalition of lake municipal governments, non-profits and businesses commissioned a current econometrics study and found that a clean lake full or within 31 feet of full produces $207.2M in revenue for state and local governments. The 3,900 commercial enterprises in the study area contribute $45.2M in sales tax to their local municipalities and districts. Visitors spend more than $90M and boat buyers spend over $22M.

Lakeway Demographics as of 2010
Lakeway grew 42% from the 2000 census to the 2010 census. Today the population is officially 11,391, up from 8,002 in 2000. Lakeway has 2,496 families living in 3,124 households. Many of the 3,500 housing units are not occupied full time because they are vacation homes, second homes, or weekend getaways. Full-time residents of Dallas and Houston make up the largest portion of this group.
Of Lakeway population, 96.39% are white, .8% African American, .12% Native American, .86% Asian, and 4.21% Hispanic. Under age 18 is 24.7% of the population, 18 to 24 is 3.5%, 25 to 44 is 26.8%, 45 to 64 is 28.4%, and 65+ is 16.5%. Median household income was $86,862 and median family income was $94,266. Adult women outnumber adult men ten to nine.
Lakeway and adjacent areas have eight schools — five elementary level, two middle schools, and one high school. All Lakeway high school age students attend Lake Travis High School. The Cavaliers volleyball team is seeking to repeat this fall, and the football team is looking for its fifth straight state championship.

Lake Travis High School was just rated one of “America’s Best High Schools 2011” by Newsweek Magazine. U.S. News & World Report gave it a “Silver” designation in 2011, distinguishing as not among the Top One Hundred (“Gold”) but among of the best 101-563 high schools in the United States. From the Texas Business & Education Coalition (TBEC), Hudson Bend Middle School received an “Honor Roll 2011” distinction as one of 320 top Texas middle schools out of more than 8,000. And Lake Travis Elementary is one of six elementary schools in Texas up for the 2011 National Title 1 Distinguished Schools Program.
Shopping and Dining in Lakeway
As Lakeway has grown in population, so have the service industries. The original shopping plaza is open for business near the big golfball water tower at RM 620 and Lakeway Blvd. It features locally-owned shops | boutiques and restaurants. Other plazas are located along RM 620, with a newer one with Target and The Home Depot at Home Depot Blvd., just a 1/4 mile from Bee Cave Pkwy. and 3/4 mile from Hwy. 71.
There are new shops at the Hwy. 71 | RM 620 interchange, too. The Hill Country Galleria features some locally-owned stores and many national chain stores, including Dick’s Sporting Goods, AnnTaylor, Starbucks, McDonald’s, White House Black Market, Springhill Restaurant, American Eagle, Mimi’s Cafe, Hollister, Amy’s Ice Cream, Panera Bread, Iron Cactus Mexican Grill & Margarita Bar, Banana Republic, Pei Wei, Barnes & Noble Bookstore, Twin Liquors, Bath & Body Works, Victoria’s Secret, Jamba Juice, Charming Charlie’s, Wells Fargo, James Avery Jewelers, Chico’s, Which Wich, Jos. Along RM 620 between Lake Travis High School and Lohmans Crossing Road the Lakeway Regional Medical Center is under construction on 54 acres. It will open with 100 beds, expandable to 200. The medical center will include a hospital, offices, rehabilitation, convalescence and therapy, elder care, parking, extended stay hotel, retail and restaurant. The 200,000 square foot hospital will have a heliport at the emergency room, imaging center with MRI, CT scan and X-ray, lab, outpatient clinic, cardiovascular, orthopedics, pediatrics, obstetrics, gynecology, surgery, nephrology, dialysis, and infusion. This will be a much-appreciated convenience for Lakeway residents, who no longer will have to travel in to Austin for emergency or routine medical care.
Lakeway Real Estate
Lakeway real estate properties and prices are widely varying across town. In the past 12 months, there have been 239 sales, ranging from 1,114 to 8,401 square feet. Average size was 2,658 square feet. Prices ranged from $87,000 to $3.6M. Average sales price was $371,282. They were on the real estate market from zero to 657 days, with an average of 95 days.
