Summerlyn started in 2005 with a bang.  Pulte Homes, Lennar Homes and Centex Homes built nice, affordable residences for an ever-growing ever-expanding Austin metropolitan area population.  Then the first big gas price rise to $4 per gallon hit and Summerlyn cooled off for a while.  Since then, it has recovered and is doing well once again with Centex Homes and CastleRock Homes — generally from $140,000 and up.

Summerlyn is easy to get to and conveniently located along the west side of Hwy. 183 and Hwy. 183A Toll just .75 mile north from where they come together.  It is only a mile south of Hwy. 29 and Seward Junction.  West from Seward Junction is Liberty Hill and east is Georgetown.  Summerlyn is 11 miles north of RM 620 in Austin and 25 from downtown Austin.

Summerlyn Amenities

Summerlyn is blessed with virtual equidistant proximity to Lake Georgetown (nine miles) and Lake Travis (10.5 miles).  Of course, Lake Travis is many, many times larger and more diverse with its recreational offerings.  Golf courses are also nearby.  The most challenging and scenic would likely be Crystal Falls in north Leander.  Cimarron Hills is not far away though — west of Georgetown.  There are municipal parks nearby in all directions.

Within Summerlyn is a lovely large swimming pool.  It is joined by a children’s play area with playscape, and a large park for picnics.  Behind the community to the west flows the South Fork of the San Gabriel River.  It is a beautiful area I like to walk once in a while.  During dry times when the river is barely flowing or not flowing at all, you can see genuine dinosaur tracks embedded into the limestone.  The Capital Metro commuter rail line runs between the west edge of Summerlyn and the river.

Shopping and Dining Near Summerlyn

You need only drive less than a mile to find great BBQ.  That’s right.  Smokey’s Moe’s Seward Junction is a hop, skip and a jump to the north on Hwy. 183.  It has really good BBQ selections, including brisket, sausage and chicken.  There is other dining down Hwy. 183 into Leander, Cedar Park and Austin.  In Leander, I like O’Leander Cafe’ and Jardin del Rey.  –Both very good.  If you want to make your own meals, the new HEB Plus! grocery store is at Old RM 2243.  This is also where the new Cap Metro rail station is located.  It is the northernmost stop on the line, and there is another to the south until you reach north Austin.

Liberty Hill has a few retail stores.  But Leander has more  …and Cedar Park more than Leander …and Austin has the most of all.  In the nearby Leander Gateway Shopping Center, you will find a Kohl’s store, Lowe’s store, McDonald’s, Taco Bell, Pizza Hut, AT&T and more.  Cashway Lumber is even closer at RM 2243 East | aka E South Street.  The post office is not far from this point, as are credit unions and banks.  The Leander Fire and Police Departments are also in this area.

Summerlyn Schools

Summerlyn lies with the Leander Independent School District (LISD).  For the 2010-2011 school year its children attend the nearby Jim Plain Elementary School, Wiley Middle School, and Rouse High School.  Private schools are fairly close in Cedar Park, Round Rock, Georgetown and Austin.  The Leander Library is six miles southwest on Bagdad Road.

There are a few more than 600 home sites in Summerlyn and the community is well on its way to building out in the not-so-distant future.  In the past 12 months, there have been 46 resales via the Austin Board of Realtors MLS.  The highest priced home sold for $199,900 while the lowest came in at $119,900.  Median price was $152,744 and is a good gauge for how much homes are selling for.  They had as many as  five bedrooms and as few as three.  Median number was four.  Largest sale was a 3,216 square foot home and the smallest was 1,201.  Average size was 2,137 square feet.  They were on the market anywhere from 197 to no days, with an average of 48.  That is less than the Austin average by more than a month.
