Arbor Place opened for business in May of 2009.  In the time since, this first and only gated Round Rock community has flourished due to its location and wow factor.  Building in Arbor Place are two fine home builders, Highland Homes and David Weekley Homes, and they have done a very commendable job.

Arbor Place Location

Arbor Place is situated right between the HEB Grocery store and the St. David’s Round Rock Medical Center in northwest Round Rock.  If you don’t know the two standout businesses, the location is west of I-35 two miles on RM 620.  As you come from I-35 on RM 620, you would go north upon arrival at the stop light at Wyoming Springs Drive, where the Walgreen’s is.  In just three blocks is Smyers Lane.  An easy turn west onto Smyers and the Arbor Place entrance is there on your right.  Smyers Lane continues west to RM 620 right next to the HEB store.  You can also get to Arbor Place by taking Smyers from RM 620.  The entire span of Smyers Lane is only five eights of a mile, so it matters little which road off RM 620 you choose.  Either turn is about two miles from I-35, two miles from Texas Hwy. 45 Toll, a mile and a half from Parmer Lane | FM 734, and two miles from Hwy. 183.

About Arbor Place

Arbor Place is what I’d characterize as an “infill” project.  Oftentimes because infill is the last area to be developed in a larger area, it is a bit more expensive to work.  So, my theory is that the developer, Lance Hughes, came in here and really ratcheted things up a notch is order to make it go.  –Nothing worse than starting a community no one can see from road and no one buys into.  Developers have two fabulous builders building really stunning homes — all within a gated, secure community.  It lends itself to professionals such as doctors and lawyers affiliated with the adjacent healthcare service providers.  They get a great community, convenient location, sought after Round Rock schools and more.

Arbor Place has no MUD tax, low Round Rock city tax, stable soil for slab foundations, essential and non-essential shopping and dining nearby, sports and recreational venues within a short drive or walk, and higher education also close by — all attributes not always found in one place.  It’s small, too.  It has a sense of community with only 119 lots in all.  Ninety-eight are for estate-type homes on a quarter acre lot or larger, and twenty-one are on smaller lots with maintenance-built-in villa-type garden homes.  The whole neighborhood is about fifty acres in size.

Arbor Place Amenities

Aside from the homes and all the amenities they offer (see below), Arbor Place has a nice, simple park called Century Park, where you can picnic, play and jog on the nice path.  They may not be all you need to satisfy your outdoor urgings, so it’s good to know there are more choices within walking distance or a short drive.  Among the following parks, you will find them to have picnic areas, covered pavilions, basketball courts, baseball fields, softball fields, soccer fields, fishing, canoeing, kayaking, splash pads for kids, big pools and little pools, sand volleyball, trails for hiking, jogging and biking paths, skateboard park, concessions, sailing, motor boating and jet skiing:

Arbor Place Builders

Arbor Place is being built out by two quality builders — Highland Homes and David Weekley Homes.

Recipient of the People Choice Award for Builders, 2011, is Highland Homes.  In Arbor Place, it builds 12 base plans with 4 option plans.  They are one and two-story with 90-foot-wide lots for the Estates series and 65-foot-wide lots for its smaller homes.  They range in size from 2,690 square feet on up to 4,336 square feet.  They have from three bedrooms to five and from two and a half bathrooms up to four and a half.  A couple 4-bedroom designs have three full and two half baths.  There was a price increase Jan. ,1, 2012, so base prices now range from $419,900 to $523,990.  Highland Homes currently has a 616H plan ready with four bedrooms, three full and two half bathrooms for $524,900.  It comes with the media room option.  Other options are utility room upgrades, 3-car garages, sunrooms and added bedrooms instead of an office/den.

David Weekley Homes builds 11 plans in its 90-foot-wide lot Estates series.  They are one and two-story, ranging in size from 2,832 to 4,450 square feet.  Prices start at a base of $459,900 and go up to $559,900.  In its Courtyard series with villa-type garden homes, the lots are 65 feet wide.  Homes come with courtyards, full sod and landscaping, and full sprinkler system.  There are six plans, five of which are one-story plans.  They range in size from 2,516 to 3,018 square feet and in price from $317,990 to $347,990.  Plans are everything from 3-bedroom, 2 1/2 bathrooms with 2-car garage up to 5-bedroom, 4 bathrooms and 2-car garage.

Arbor Place Schools

Arbor Place is centrally located with the Round Rock Independent School District (RRISD).  Students living in Arbor Place attend:

  • Brushy Creek Elementary School
  • Cedar Valley Middle School
  • McNeil High School

Aside from the three RRISD schools, there are many private preschools and K-12 schools in Round Rock, north Austin, Cedar Park and Georgetown.  Round Rock Christian Academy is perhaps closest at a mile east on RM 620.  There are also colleges and universities not too far off.  Georgetown has Southwestern University, Austin has Concordia, Huston Tillotson, Texas, St. Edwards and others.  There are Austin Community College campuses in Round Rock, Austin and Cedar Park.  At I-35 and University Blvd. in north Round Rock, Seton has a teaching hospital called Seton Williamson County, Scott & White has its University Medical Campus, Texas State University has its Round Rock Higher Education Center, and Texas A&M has its own campus as well.

Shopping & Dining Near Arbor Place

The location makes Arbor Place centrally located and an easy jump off to the myriad of shopping and dining offerings in Round Rock and nearby portions of Austin, Cedar Park and Georgetown.  For grocery shopping, the major sellers are HEB, Wal-Mart, Target, Sam’s Club, and COSTCO.  Others are Natural Grocers, Whole Foods, Grapevine Market, and Wheatsville.

There are many shopping areas within drives from five to twenty minutes.  Most are new, some are very new and more are coming to this burgeoning area.  The majors include:

Arbor Place Real Estate

New as Arbor Place is, there is still a small resale market established.  In the past year, eight homes sold.  They ranged in size from 4 to 6 bedrooms with the average being 4.  They had from 3 to 5 bathrooms with four the median number.  Square footage ranges from 3,337 to 4,903 square feet with 4,276 square feet being average.  They sold from $391,215 to $610,000 with $504,648 being average sales price.  They were on the market from 31 to 326 days, with an average of 188.  They are not fast sales.
