Avery Centre is a new urbanism development from the folks at Waterstone Development who successfully developed Avery Ranch in north Austin. They also have hands in developing parts of La Frontera and Walsh Ranch in Round Rock and Three Forks Ranch and Somerset Hills in Georgetown. The signature of these communities is livability with walking trails and sidewalks interlinking mixed use areas.

Avery Centre Location
Don’t be confused by the name Avery Centre. It is not related to or near Avery Ranch in north Austin. Avery Centre is off University Blvd. | Chandler Road | FM 1431 in Round Rock. It starts just 2 miles east of I-35 and stretches to A.W. Grimes Blvd. | FM 1460 and and points south and east with the new State Hwy. 130 Toll passing through it. It is comprised of 1,400 acres master-planned new urbanism acres.
Avery Centre Features
Avery Centre is full of unique qualities. On 400 acres on the extreme northwest portion of the parcel are five higher education campuses:

Attractions Near Avery Centre
If shopping is important to you, you will love the closeness to an abundance of good shopping. At I-35 are IKEA and University Oaks Shopping Center, the Round Rock Premium Outlets with stores, restaurants and banks. Up the interstate to Georgetown, you will find Wolf Ranch Town Center and Rivery Towne Crossing. To the south, you will find La Frontera in Round Rock and others one after another in Austin.
Golf is just across the street. The public may play this pro-designed course in the master-planned Newland community of Teravista. Scott & White has opened a teaching medical center down the hill behind the outlet mall. Dell Diamond, home of the Round Rock Express baseball team, is to the south just a couple miles where Hwy. 79 and Harrell Pkwy. intersect. Harrell Pkwy. goes south from Old Settlers Road where it winds through Round Rock’s largest and most popular park with baseball and softball fields, an amphitheater and soccer fields.
Avery Centre Schools
Avery Centre falls into the Round Rock Independent School District (RRISD) AND the Hutto Independent School District (HISD). Children living in the western portion of Avery Centre attend the following schools in RRISD:
- Elementary School = Herrington
- Middle School + Hopewell
- High School + Stony Point
Children living in the eastern portion of Avery Centre attend the following schools in HISD:
- Elementary School = Veterans Hill and/or Cottonwood Creek
- Middle School = Hutto
- High School = Hutto
A new elementary school is planned for Avery Centre. For now, check the latest boundary maps from RRISD and HISD. Presently within Avery Centre are five higher education campuses:

Employers Near Avery Centre
There are more than a dozen major employers in Round Rock with 1,500+ employees. Largest among them is Dell Computer, a 10-minute drive to the south. Samsung Semiconductor is another 5 minutes. TECO Westinghouse is five minutes to the northwest along I-35. The drive into downtown Austin is 22 miles and takes 25-40 minutes, depending on the time of day and traffic.
