The toughest task I have as listing agent is putting a fair valuation on those extras. What I did was look at similar sales in The Ranch at Brushy Creek. Similar sales without all the extras showed comparable sales ranging from $438,000 to $454,000. Putting only a one third valuation (33 cents on the dollar) on all the upgrades, that would put list price for 37oo Trailhead Court in a range between $454,000 and $491,000. The property is listed for only $439,900 — below the bottom of the range. It’s a deal, no doubt about it.

This home is among the closest to Parmer Lane, so convenience couldn’t be better. The amenity center is just a block away and features swimming pool, basketball, trails, toys for kids and more. It’s recently been completed and is a nice complement to The Ranch at Brushy Creek. Across the street from 3700 Trailhead Court is the site of a future elementary school. Talk about convenience! Parents can walk their kids across the street — or just send them to the crossing guard on the corner.
